Yerba Buena Island’s condos are outselling SF’s other luxury buildings. Here’s why.

Sumeetha Jacob had been living in Fremont for 20 years when the pandemic hit and she decided she wanted a change. While droves of people were leaving San Francisco, she thought it was the perfect time to buy a place in the city. She searched for about a year, mostly looking at downtown condo buildings, but never found anything that felt right. Then she learned about The Bristol.

The new housing development on Yerba Buena Island wasn’t yet completed, but even before she embarked on her hard-hat tour, she was hooked. “I parked my car and stepped out and was immediately blown away by the breathtaking views around,” she said. “The water views, the Golden Gate, Alcatraz, the ships and sailboats. I thought, what? There’s a place where you can see all of it?”

The views are just one reason the property is currently outselling other luxury buildings in San Francisco. The Bristol outpaced similarly amenity-heavy buildings in unit sales, especially ones located downtown, by more than two times in the past 16 months. But it’s not just stunning vistas that are luring buyers across the Bay — the building is winning over buyers thanks to reduced interest rates, a separation from downtown and the island’s neighborly feel.

The Bristol is just the beginning of the massive, 8,000-unit Treasure Island/Yerba Buena Island Development Project, with Yerba Buena Island’s housing units the first completed. The tiny island attached to the manmade Treasure Island and accessible by the Bay Bridge will have more than 250 homes spanning a condo building, single-story residences and townhomes, with access to a private clubhouse, a pool, 72 acres of parks and 5 miles of walking trails.

Condos at The Bristol range from $599,000 for a 612-square-foot studio to nearly $3 million for an approximately 2,200-square-foot three-bedroom. The development began selling units in March 2021 and has sold a total of 46 residences out of 124 — just 37% of what’s available. 

But that’s considered a success amid a tough Bay Area housing market, especially for amenity-laden luxury buildings. Condo sales in September 2023 in San Francisco were down 19% year over year when compared with 2022, according to data from the California Association of Realtors. The first-to-open Bristol condominiums are perched on a forested hilltop offering panoramic views of Clipper Cove and the eastern span of the Bay Bridge. Featuring GreenPoint Rated sustainable interior design by Edmonds + Lee Architects, Bristol units are centered around a landscaped open-air inner courtyard, anchored by a Grandiflora Victoria Magnolia tree, providing residents a park-like setting in which to gather with neighbors and friends. The Bristol is now open on Yerba Buena Island. The condominium building is perched on a forested hillside in the center of the bay. It is the first of many projects that will transform Yerba Buena and Treasure island into a new dense neighborhood of San Francisco. The opening is announced by developer Wilson Meany and investment firm Stockbridge Capital Group.

In celebration of the opening of the Bristol, YIMBY was given a personal tour of the six-story project designed by the local architecture firm Hart Howerton. The building offers for sale 124 residences ranging in size from studios to three bedrooms. With each unit, residents are provided with a suite of amenities, services, and close proximity to the island’s 72 acres of parks and five miles of trails.

The Bristol

The resident experience will be assisted by general manager Kate Drobny and resident services director Amy Vleck. The property promises doorstep package delivery, 24/7 security, and access to dry cleaning, car washing, pet care, and arrangements for wellness services like private training, massages, nutritionists, housekeeping, and grocery delivery.

The project exterior is designed by Hart Howerton, with interiors by Edmonds + Lee Architects. The structure conforms to the irregular parcel shape, with arrow-shaped floorplans hugging the landscaped courtyard anchored by a matured Grandiflora Victoria Magnolia tree. During my visit, the recently re-planted tree even adorned a few flowers.

“We worked closely with Wilson Meany and the design team to create a neighborhood emblematic of the island’s unique setting, where urban San Francisco living is elevated by nature. The Residences at Yerba Buena Island is the collaborative realization of exceptional site design, architecture, amenities, nature, and public space harmoniously coming together,” said Hart Howerton partner Tim Slattery.

The interiors make use of natural materials and textures throughout, from the lobby and entrance and hallways and into the residences, with wood-clad walls, a slab of Bardiglio marble for the reception desk, wood door frames for each residence, and Carrera marble features in each unit to name a few details.

The Bristol offers studio, one-, two-, and three-bedroom units, including some penthouses. The condominiums range in size from approximately 630 to 2,250 square feet. The prominent location gives prospective residents a variety of views to choose from, including the recently-opened Clipper Cove beach and the changing Treasure Island, the eastern span of the Bay Bridge, and the surrounding hills.

Each unit includes floor-to-ceiling windows to maximize natural lighting and ambiance for the entertaining spaces. Select homes will even include private balconies. Studios and one-bedrooms will include a spacious gathering space, while the two- and three-bedroom units offer a living room, master suites with walk-in closets, and bathrooms with freestanding soaking tubs and marble vanity countertops.

The first floor of Bristol includes an amenity space with a children’s playroom and a fully equipped gym. The space will function as an amenity space for residents of Bristol and future residents of the townhomes until the opening of the Island Club.

The Island Club will be a multi-level community gathering space designed by Aidlin Darling Design. The 10,000 square feet center will offer panoramic views from the San Francisco skyline to the Golden Gate Bridge and Bay Bridge. Inside, amenities will include the lounge, dining room, bar, game room, fitness center, and an outdoor lap pool. For relaxation, there will also be a spa, sauna, and massage room.

Crowning the Bristol will be a furnished rooftop terrace, complete with a built-in grill and outdoor fireplace with views of the new Bay Bridge tower and the Golden Gate Bridge.

As construction crews were busy carving the foundations of what someday soon will be 31 townhomes into the side of a hill on Yerba Buena Island on Thursday, a 124-unit condominium building atop the island was already humming with life.

The morning sunlight filtered through the glass-framed walls of the lobby of The Bristol as some of the building’s first residents spilled out of elevators into an open deck lined with garden furniture.

Sitting in a shaded corner that overlooks a courtyard anchored by a magnolia tree, developer Chris Meany described waking up in the six-story building with underground parking and panoramic views of the San Francisco Bay as “awakening to the spiritual experience” of living in San Francisco.

“It is my belief that in San Francisco, as opposed to any other city in the world, you have that experience during the day of having your breath caught,” he said. “And we’re just going to have it happen more often here than it does in the city.”

A dozen households with the dream — and funds — for living a healthy distance from the city center yet close enough to keep an eye on it were in the process of closing on one of The Bristol’s luxury condos last week, according to Meany. Roughly a third of the units have sold since February 2021, when sales began.

With a hilltop park and $5 ferry rides, Yerba Buena Island could soon be a destination

People heading west on the Bay Bridge in recent months have seen an unprecedented sight: a multistory condominium building wrapped in scaffolding, just yards away from where the bridge’s eastern span touches down on Yerba Buena Island.

Now the scaffolding is coming down — but that only marks the beginning of a paradigm-shifting remake of a rocky outcrop that until 1931 was named Goat Island. Within a year, a hilltop park could be the Bay Area’s newest scenic destination, above craggy slopes that will begin to be inhabited by people willing and able to spend upward of $4 million on spacious modern homes with drop-dead views.

“You’re going to see the unveiling of an area that people hadn’t explored before,” said Tim Slattery, a partner at the architecture firm Hart Howerton. “It’s a complex jigsaw puzzle, but things are starting to come together.”

Slattery and his firm have been working since 2016 on the architecture and layout of buildings on the slopes of a small island that could only be reached by boats before the completion of the Bay Bridge in 1936. Not long after that it was joined by Treasure Island, a 403-acre plateau summoned from the bay to serve as the home of the Golden Gate International Exposition that opened in 1939.

 

The slogan: “San Francisco as it was meant to be lived.”

For early residents, that life won’t include the more urban scale and retail features envisioned on Treasure Island, where most of the construction still involves putting infrastructure in place. But for Meany, starting on the former Goat Island and working north makes perfect sense.

“One thing Yerba Buena Island does is allow us to create, quickly, a whole environment,” he explained. “The notion of an intimate community.”

Many of the basics already are in place, such as the three new water tanks that will serve both islands and have a 5.3 million cubic gallon capacity. The main roadways are complete. The causeway between the two islands has been rebuilt.

Just west of the Bristol, though not visible from the Bay Bridge, foundations are in for the first 31 ultra-lux townhouses and flats. Above them, the terrain is being shaped for the first half of a 6-acre hilltop park designed by noted Oakland landscape architect Walter Hood. Slightly downhill will be a boulder-studded dog park that Meany boasts will have a three-bridge view.

If current schedules hold, all this should be finished within 12 months. By then, the first new housing on Treasure Island also will have opened — a six-story complex for formerly homeless veterans — and the waterfront park should be under construction.

That project, which includes 775 housing units in the first phase alone, easily could stretch out for a decade or more. The remake of Yerba Buena Island is likely to be completed long before that, discreet though most of it might be.

“We’re trying to create an experience out there,” Slattery said. “It will be the one place in the bay where you can take in the entire region.”

SAN FRANCISCO (KGO) — San Francisco Mayor London Breed and city officials toured Treasure Island and Yerba Buena Island on Wednesday where a transformational new neighborhood is taking shape on the site of the former naval base.

Mayor Breed and city officials traveled across the Bay by ferry on what will be a new regular service between the San Francisco Ferry Building and Treasure Island come January.

The two decades in the making project on Treasure Island and Yerba Buena Island has seen massive strides recently in housing, transportation and infrastructure development.

“It’s amazing to see what this place is going to become for people and how this place is really going to begin to come alive again,” said Mayor Breed.

The Treasure Island Ferry Terminal was just completed this summer.

Other infrastructure improvements include new roads and pathways, water and power facilities, and public parks.

Parts of Treasure Island are raised three feet for sea level protection. Geotechnical work has strengthened its foundation and ensured its seismic resiliency.
Eventually, there will be 8,000 new homes with more than 2,000 designated for affordable housing.

The first new homes to be built on Treasure Island are a 105-unit, 100-percent affordable housing complex for formerly and currently homeless veterans.

“This is a former military base and so to have the first project honor those who have served means a lot,” said Sherry Williams, One Treasure Island Executive Director.

“We’re so pleased that that shows the city’s commitment to making this a place for everyone,” said Chris Meany, Treasure Island Community Development.

At build-out, Treasure Island and Yerba Buena Island will boast stores, restaurants, offices, and 300 acres of new parks.The approximately $6 billion dollar project is expected to create 2,000 union construction jobs and 3,000 permanent jobs.

Sales at Yerba Buena Island have begun, and construction is underway at The Bristol, a six-story condominium building slated for completion in early 2022; The Townhomes, single-family row houses with private entrances; and The Flats, private single-floor residences within boutique luxury buildings with dramatic views.

Renowned for designing complete environments, Hart Howerton envisioned Yerba Buena Island as a compositional arrangement that creates a sense of place and shares a common language of modernism. Buildings are thoughtfully placed and feature architecture that maximizes panoramic views of the Bay Area and interweave with nature.

The design utilizes a refined material palette of stone, plaster, metal, and painted brick, while light exterior tones borrow from the white shades of the City. Residences are further characterized by purposeful asymmetry to allow varying identities and views, and façades that pay homage to the historic neighborhoods of San Francisco, complete with a modern take on bay windows.

“In designing Yerba Buena Island, we worked closely with Wilson Meany and the design team to create a 21st Century neighborhood that is integrated with the island’s unique natural setting, offers rarely seen views of the City and the Bay, respects San Francisco’s timeless architecture, and promotes a healthy lifestyle,” said Tim Slattery, Partner at Hart Howerton.

Yerba Buena Island’s diverse collection of modern yet timeless residences are designed to blend in with the topography of the island.

The Bristol, by example, features 124 modern residences with sweeping views of the Bay Bridge and surrounding hillsides. Shaped like an amphitheater, The Bristol is centered around an open-air courtyard and community gathering space. Featuring design by Edmonds + Lee Architects, the indoor-outdoor lobby creates an inviting ambiance with a lofty ceiling, fireplace, two-story marble mantle and oversized Spanish lanterns that add warmth and movement. Materials such as limestone, concrete, silver travertine and wood were selected for their warm tones and contrasting textures, complementing the natural landscape. Common areas include a fitness studio and dedicated children’s room with a game area and lounges.

The Flats are LEED certified single-story residences featuring interior design by the award-winning Meyer Davis. With fewer than ten homes in each boutique building, The Flats’ architecture is expressed horizontally. Expansive floor plans accentuate natural light and views of the island, while elevator access to the front door offers privacy. Reflecting authentic island living, residences embrace the outdoors with nearly every interior room boasting a private terrace with striking views to reinforce a meaningful connection to nature.

The Townhomes are tiered based on the natural geography of the island to allow for clear sightlines. Inspired by coastal Mediterranean villages, residences embrace vertical living yet feel like single-family homes, offering multi-story floor plans with private entrances, elevators, and garages, with many offering private rooftops for relaxing, entertaining and taking in 360-degree views. Featuring interior design by Meyer Davis, The Townhomes feature sculptural staircases, multiple terraces, and bay windows with panoramas of the island, skyline, and hillside.

The Island Club, a private, multi-level community gathering place designed by San Francisco-based firm Aidlin Darling Design, offers a 10,000-square-foot oasis to relax and recharge, boasting a weight and cardio room, yoga studio and stretching room, massage room, outdoor pool and hot tub, spa-inspired locker rooms, steam and sauna spaces, a private dining room, a lounge and library, a game room, an outdoor fireplace, and captivating views.
