Almost 250,000 rooms will open across the US in the coming years, according to the TOPHOTELPROJECTS construction database, helped by rapid growth in three of its biggest cities.

Thousands of beds for The City That Never Sleeps

New York, the biggest metropolis in the US, will be the most active city overall with 59 projects and an eye-popping 15,736 rooms. This puts it a long way ahead of nearest rivals LA (47 hotels, 9,111 keys) and Miami (34 schemes, 6,828 rooms).

In terms of opening dates, there’ll be 478 properties with 91,114 keys launching this year, followed by a further 314 schemes with 62,582 rooms in 2023. Things will slow down considerably in 2024, however, with just 89 projects and 18,448 keys earmarked for 2024. Looking further ahead, 368 hotels with 66,425 rooms are currently being mooted for 2025 and beyond.

Four-star properties find favour

Interestingly, new hotel development in the US seems to be skewed towards four-star schemes rather than the luxury market. We’re tracking no fewer than 973 projects accounting for 165,108 rooms in the four-star category, compared to just 276 schemes with 73,461 keys in the five-star bracket.

This trend is reflected in our ranking of the country’s top three brands, which is notable for its lack of luxury flags. Topping the charts is Home2 Suites by Hilton with 35 hotels and 4,375 rooms, just edging out Hampton by Hilton (34 properties, 4,105 keys) and Cambria Hotels (30 projects, 4,115 rooms).

State of the union

As we’ve already seen, there are plenty of hospitality schemes in the works on the US mainland, but one of the country’s most dazzling projects can be found on the Hawaiian Islands. Showcasing the work of a stellar team that includes [au]workshop, AHL, Dianna Wong Architecture + Interior Design, Meyer Davis and Hart HowertonMandarin Oriental Honolulu will feature 125 guestrooms and suites in a soaring 743,000 sq ft tower when it opens in Q4 2024. The same building will also host The Residences at Mandarin Oriental Honolulu, a collection of around 100 luxury residences characterised by sophisticated interiors and spacious open-floor plans.

Another development to keep a close eye on is The Godfrey Hotel Detroit, which is currently under construction and scheduled to launch in Q3 2023. This seven-storey, 227-room lifestyle hotel will incorporate the architectural design of Elkus Manfredi Architects and Neumann/Smith, with interiors courtesy of The Gettys Group Companies. It’ll be affiliated with Hilton Worldwide’s Curio Collection brand.

And finally, Conrad Orlando is well worth adding to your watchlist, not least because it’ll boast architecture by HKS – Orlando and interior design from Bamo and Anderson/Miller. The much-anticipated scheme will debut with 433 rooms, including 51 suites and ten family suites, alongside 40,000 sq ft of indoor meeting space, a spa and multiple F&B options. Construction work is well underway on the project, which aims to throw open its doors to the general public in Q3 2023.

A landmark development

LA-based investment bank and wealth management firm Salem Partners joined forces with Mandarin Oriental Hotel Group in 2017 to open a hotel and branded residences on the Hawaiian island of Oahu. This project promises to be the crown jewel of the 743,000 sq ft Mana’olana Place, an ambitious development at the heart of the Ala Moana District, adjacent to the Waikiki District and surrounded by the city’s most affluent neighbourhoods.

Thanks to this privileged setting, the scheme will be close to Hawaii Convention Center and Ala Moana Center, the world’s largest open-air shopping destination. Positioned at the intersection of Kapiolani Boulevard and Atkinson Drive, the development, in general, was the first approved project in Honolulu’s Ala Moana transit hub.

Hawaiian-inspired luxury

The development’s hotel will house 125 contemporary guest rooms and suites, while 99 Residences at Mandarin Oriental will take up the tower’s upper floors, combining the comforts of a private home with the services and amenities of a luxury hotel. AHL and [au]workshop are behind the scheme’s architectural design, and Diana Wong and Meyer Davis are responsible for the interiors. Hart Howerton is the landscape architect, moreover, and Molteni&C Dada is working its magic on the Residences.

Together, the designers aim to reflect the local culture, while paying attention to Mandarin Oriental Hotel Group’s roots. Overall, the space has been designed to reflect the Hawaiian tradition of lanai.

On completion, Mandarin Oriental Honolulu hopes to become one of Oahu’s most sought-after dining destinations. The hotel will feature a signature rooftop restaurant and bar with landscaped outdoor terraces and views of Diamond Head, Ala Moana Beach and Downtown Honolulu, along with a sky-lobby lounge, all-day dining restaurant and extensive banqueting, wedding and meeting space.

The 20,000 sq ft Spa at Mandarin Oriental, which is on track to become the largest spa on the island, will complement this with a holistic rejuvenation and relaxation offering across eight treatment rooms, a fitness centre and 80 ft outdoor swimming pool. In addition to these facilities, the hotel and residences will showcase a public water and light installation by Fluidity Design whose other work can be seen in prominent sites such as the Metropolitan Museum of Art.

The anticipated completion date for all of this is Q4 2024.

Five-star Beach Bay resort slated for 2022 opening

New designs have been unveiled for the Mandarin Oriental resort approved last week for the Beach Bay area of Bodden Town.

Work on the two, nine-story buildings, which will comprise the resort and residences, is scheduled to begin next year, with a 2022 opening date set for the hotel.

The project is the first of its type in the eastern districts.

Architect’s impressions shared with the Cayman Compass show a tiered, multi-level building surrounded by a lagoon-style swimming pool and dotted with beachfront cottages and restaurants.

Despite some objections from residents on the scale and size of the resort, developer Ryan Melkonian said he believed it would be a great addition to the Cayman Islands tourism product.

“We are confident that the Mandarin Oriental Grand Cayman will be an exciting and welcomed addition to the already bustling and historic Bodden Town,” he said.

The plans were modified to deal with community concerns about beach access and to relocate the “back of house” facilities away from neighboring residences before they were approved by the Central Planning Authority.

While some residents remain concerned about the size and scale of the development, Spencer Levine of RAL Development Services, which is partnering with Melkonian on the project, said he believed the developer had done its best to compromise and come up with a project that would enhance the area.

For Cayman’s tourism product, he said it was a new direction and the first five-star offering outside the Seven Mile Beach corridor.

“I think it presents a really different experience than what you have on Seven Mile Beach, especially at the luxury level. With an operator like Mandarin Oriental, we will be able to offer an experience that doesn’t exist on the island right now.”

He added, “Our revised plans, now approved, were the direct result of the inclusive planning process, incorporating public comments from other property owners. We appreciated the thoughtful feedback we received from the CPA and we look forward to continuing to work with the community as we build and operate this one-of-a-kind resort.”

He said the revisions included improved beach access through both new and expanded pathways and a reorganized and more comprehensive parking design.

The Grand Cayman Central Planning Authority (CPA) has approved the Mandarin Oriental Grand Cayman Resort after the development team promptly submitted a refined design and improved infrastructure plan for the project in response to CPA and community input. The development team, led by Melkonian Capital Management (MCM) and RAL Development Services, also released updated renderings today that further clarify the modifications to design and layout, providing better insight into the vision for the property.

“The development team is extremely pleased to secure this critical approval, which is the culmination of a process that enabled us to respond to the concerns of the local community. We are determined to be a good neighbor as we build, preserving the Cayman lifestyle that current residents treasure while building a welcoming new destination for local Caymanians and further enhancing tourism opportunities on the island,” said Spencer Levine, President of RAL Development Services. “Our revised plans, now approved, were the direct result of the inclusive planning process, incorporating public comments from other property owners. Among other things, the updated plans and renderings provide for greatly improved public beach access for all residents through both new and expanded pathways, the consolidation and relocation of the back of house functions into the main hotel building, and a reorganized and more comprehensive parking design, responding to direct feedback from the CPA. In addition, the developers again addressed water treatment with the incorporation of new, more effective, environmentally sensitive systems located in centralized locations, further mitigating community concerns regarding proximity to the surrounding areas. The revised and approved plans also emphasize Mandarin and the Developer’s commitment to healthy living and environmentally friendly development with the inclusion of much sustainability-driven design, engineering, and operational practices.

The new luxury resort will be the first five-star hotel built away from Grand Cayman’s Seven Mile Beach and is designed to seamlessly coexist with both the local community and the site’s beautiful natural environment. Located 15 minutes from the airport, the Mandarin Oriental Grand Cayman will be a 100-room beachfront resort situated at St. James Point, on the southern shore of the island. The site benefits from an elevated position overlooking white-sand beaches, offering guests and residents exceptional sunrise and sunset views.

Designed by Architects Hawaii Ltd., the property will be adjacent to the Hawaii Convention Center. The 743,000-square-foot tower will have 125 guestrooms, each designed to reflect the local culture.

The property will also have 99 residences. Developed by a roster of international designers—including Dianna Wong, Meyer Davis, Hart Howerton and Italian firm Molteni&C Dada in its Hawaii debut—The Residences at Mandarin Oriental, Honolulu will be located on the uppermost floors. These residences will have an open floor plans accentuated by interiors by Dianna Wong. With design by auWorkshop architects+urbanists and blurring the lines of indoor and outdoor, each residence will also open to a lanai with views of the Pacific Ocean; while select residences will have views of Hawaii’s Diamond Head volcano. Residences will have appliances, Sub-Zero wine storage, and Gaggenau ovens.

The hotel and residences will have a public water and light installation designed by Fluidity Design. (The company also created water and light projects at 50 United Nations Plaza and the Metropolitan Museum of Art in Manhattan, Daesung D3 City in Seoul, Dubai Festival City and the Pacific Design Center in West Hollywood, Calif.)

An amenity level will have a pool, spa, Peloton room, chef’s kitchen with a dining room, golf simulation room, outdoor lounge space complete with cabanas and fire pits, as well as a karaoke room and theater.

In addition, dining options will include a speakeasy-inspired space underneath a floating garden, signature restaurant, and bar located on the second level of the hotel, and an exhibition kitchen on a separate floor.

The property will similarly have an indoor-outdoor terrace surrounded by curated gathering spaces, and a 20,000-square-foot Mandarin Oriental Spa.

The $1 billion project will house a Mandarin Oriental hotel on the first 19 floors, with the top 17 dedicated to the residences. The project will be located on a prime piece of Oahu real estate: across the street from Ala Moana Center, the world’s largest open-air shopping mall, and a short walk away from the sought-after sands of Waikiki beach.

Prices for condos start at approximately $3.5 million, and, while thoroughly modern in their design, they still pay homage to traditional architecture. Each residence blends elements of indoor and outdoor living via a lanai, an open-sided, roofed porch that originated in Hawaii.  The views are nothing to scoff at either—all offer Pacific Ocean vistas; some even with a glimpse of Diamond Head crater in the distance.

The developer of the $1 billion Mandarin Oriental Honolulu hotel and condominium project said Thursday that sales of a limited release of units will start on Oct. 1.

Sales will start with 49 of the condo units under a “Friends and Family” program, and prices are estimated to start at $3.5 million, Manaolana Partners said in a statement. The developer said the project is expected to break ground in the fall, with completion targeted for mid 2022.

The 418-foot, the 36-story tower is planned for a corner of Kapiolani Boulevard and Atkinson Drive, across from the Hawaii Convention Center. The first 19 floors of the building will house a 125-room Mandarin Oriental hotel, topped by 17 floors of The Residences at Mandarin Oriental, Honolulu, which will have a total of 99 units.

The project’s sales office is located a few blocks away at Luxury Row at 2100 Kalakaua Ave.
