Almost 250,000 rooms will open across the US in the coming years, according to the TOPHOTELPROJECTS construction database, helped by rapid growth in three of its biggest cities.
Over the next few years, 1,249 hotel schemes with 238,569 keys will launch in the Land of the Free, our researchers report.
Thousands of beds for The City That Never Sleeps
New York, the biggest metropolis in the US, will be the most active city overall with 59 projects and an eye-popping 15,736 rooms. This puts it a long way ahead of nearest rivals LA (47 hotels, 9,111 keys) and Miami (34 schemes, 6,828 rooms).
In terms of opening dates, there’ll be 478 properties with 91,114 keys launching this year, followed by a further 314 schemes with 62,582 rooms in 2023. Things will slow down considerably in 2024, however, with just 89 projects and 18,448 keys earmarked for 2024. Looking further ahead, 368 hotels with 66,425 rooms are currently being mooted for 2025 and beyond.
Four-star properties find favour
Interestingly, new hotel development in the US seems to be skewed towards four-star schemes rather than the luxury market. We’re tracking no fewer than 973 projects accounting for 165,108 rooms in the four-star category, compared to just 276 schemes with 73,461 keys in the five-star bracket.
This trend is reflected in our ranking of the country’s top three brands, which is notable for its lack of luxury flags. Topping the charts is Home2 Suites by Hilton with 35 hotels and 4,375 rooms, just edging out Hampton by Hilton (34 properties, 4,105 keys) and Cambria Hotels (30 projects, 4,115 rooms).
State of the union
As we’ve already seen, there are plenty of hospitality schemes in the works on the US mainland, but one of the country’s most dazzling projects can be found on the Hawaiian Islands. Showcasing the work of a stellar team that includes [au]workshop, AHL, Dianna Wong Architecture + Interior Design, Meyer Davis and Hart Howerton, Mandarin Oriental Honolulu will feature 125 guestrooms and suites in a soaring 743,000 sq ft tower when it opens in Q4 2024. The same building will also host The Residences at Mandarin Oriental Honolulu, a collection of around 100 luxury residences characterised by sophisticated interiors and spacious open-floor plans.
Another development to keep a close eye on is The Godfrey Hotel Detroit, which is currently under construction and scheduled to launch in Q3 2023. This seven-storey, 227-room lifestyle hotel will incorporate the architectural design of Elkus Manfredi Architects and Neumann/Smith, with interiors courtesy of The Gettys Group Companies. It’ll be affiliated with Hilton Worldwide’s Curio Collection brand.
And finally, Conrad Orlando is well worth adding to your watchlist, not least because it’ll boast architecture by HKS – Orlando and interior design from Bamo and Anderson/Miller. The much-anticipated scheme will debut with 433 rooms, including 51 suites and ten family suites, alongside 40,000 sq ft of indoor meeting space, a spa and multiple F&B options. Construction work is well underway on the project, which aims to throw open its doors to the general public in Q3 2023.
