Even as some developers are rethinking office components of proposed projects in light of Covid-19, the developer of San Mateo’s sprawling Bay Meadows mixed-use project has submitted plans to add two new office buildings.

The proposed buildings, located alongside the Caltrain Station and Highway 101, would total about 316,000 square feet and rise three stories each, with retail use on the ground-level.

If approved by the city, a roughly 190,000-square-foot office building would rise on a site identified as Parcel 2 and a 126,000-square-foot building on the site known as Parcel 3.

Developer Wilson Meany and owner Stockbridge Capital Group also plan to build a four-story, 57-unit multifamily building on a separate portion of Parcel 3, along with a shared underground parking garage as part of the development’s second phase. Of the proposed units, 10% would be offered at affordable rates.

Wilson Meany did not return requests for comment on the proposal on Tuesday.

On its website, Wilson Meany hails Bay Meadows — one of the largest development sites in the Bay Area — as an “answer to the San Francisco Peninsula’s explosive growth.” The project’s current entitlements are for up to 1.5 million square feet of office space spread over several buildings, 1,100 homes, 40,000 square feet of retail and 18 acres of open space.

As we reported previously, San Mateo-based fintech Upstart Holdings in October subleased 48,353 square feet at 2950 Delaware St., a 174,000-square-foot building known as Bay Meadows 3. The space is subleased from Snowflake, a maker of a cloud-based data warehouse, which last year leased 210,115 square feet in 400 and 450 Concar Drive in San Mateo.

Other tenants at Bay Meadows include SurveyMonkey, Guideline, Zuora, Opentext, Freshworks and Workday.

Construction on two more office buildings planned as part of Bay Meadows — a 219,000-square-foot office building at Station 1, 2750 S. Delaware St., and a 214,000-square-foot office building at Station 5, 3150 S. Delaware St. — started in February.
