The ‘Responsibility’ of Being a Good Neighbor for Luxury Developers

Moncayo Puerto Rico Hart Howerton

From Mexico to the Caribbean, real estate developers are increasingly partnering with local governments and organizations to ensure their projects benefit surrounding communities. As luxury resorts expand into remote, pristine locations, local philanthropy has become both a natural and necessary part of the development process. The guiding philosophy is simple: it pays to be a good neighbor.

At Moncayo, a new resort part of Auberge Resorts Collection on Puerto Rico’s east coast, a working farm is central to the vision. Roughly 10% of the 1,100-acre property is dedicated to an organic farm and plant nursery. “The idea is to maintain a fully functioning, multi-acre farm,” says Carter Redd, president of Moncayo Development at Juniper Capital. “It will provide residents and neighbors with fresh, sustainably grown produce—free from synthetic pesticides.”

Planned amenities also include a beach and marina complex, branded residences, a championship golf course, and boutique retail.

By weaving sustainability and community into the fabric of luxury, projects like Moncayo are redefining what it means to build with care—and proving that luxury and responsibility can go hand in hand.
